$31k sounds pricey but considering possible costs if not fixed…. I can get it hurts, but probably a wise investment.

I honestly thought it might cost more to fix! Hopefully foxes it and that's the end. Glad you do things right like this… not a flashy upgrade but definitely a top priority when it comes to foundation and water intrusion.

Is there a particular type/brand of water sensor that you would be willing to recommend?
I used a company called CrackX to fill 6 vertical cracks in the basement walls caused by a nearby construction project. The flooding from those cracks destroyed the basement apartment with over a foot of water during a heavy rain storm. None of those cracks have leaked for the past 16 years since Crack X did the repairs. They inject epoxy under highh pressure that filled any gaps inside the wall that aren't visisble. No digging necessary.

I feel your pain.
1 – a lot of the reason for the settling has been historic droughts we had previous to these rains.
2 – don’t get a battery back up for your sump, get a water powered back up. No maintenance, batteries fail all the time.

You need to have the down spouts directed further from the house. Maybe French drains too. Maybe do some grading away from the house.
That's one of the worst front entrances I've seen. Guests pull up in the driveway and have to walk around the house.

The spray foam guy's may have scammed you bro. Good businesses would've addressed any issues immediately. Excuses from the company doesn't resolve issues. You may have to put them on blast as a fraudulent company and fight them legally for refunds. I wish you luck. Continue with the great content. 👍
